​Eagle Rock, which sleeps 14, is available as a 7 bedroom rental with exclusive use of the always-on infinity hot-tub, and grounds.
We offer a minimum stay of 4 nights.

During high season from 1 June – 30 September, Eagle Rock costs £1090 per night.
There is a cleaning and laundry charge of £280 and a damage deposit of £800.

In low season, we offer significant extended stay special rates for more than 15 days.

Up to two well behaved dogs are welcome at a cost of £60 per week each.

We charge a facility fee if the number of guests at an Eagle Rock event exceeds the guests staying there, or if the property is used for filming. Drop us a line to tell us exactly what you have in mind for your stay and we will sort out a plan!

In low and mid-season, it is possible for smaller groups to close off the unit of the house called Eagle’s Nest, and rent just 5 bedrooms. (Max occupancy of 10). This costs £890-£950 per night. There is a 6 night minimum stay.

In winter, we offer extended stay rates for stays of more than three weeks for the five bedroom option.
It is not possible to book the Nest without the big house, as part of the experience for the main guests is total privacy in a wilderness setting.

Owner-managers live on-site behind the big house so help is near at hand, but the grounds and big house are private.

Different dates or not
quite the right numbers?

If you have special dates or events – or smaller/larger groups in mind, drop us a line – we might be able to accommodate you. With international travel restrictions still being uncertain, while some visitors have had to cancel, others find they can visit at short notice. We also block off weeks for maintenance, which can sometimes be moved. And we can always connect you to some nearby rooms or holiday homes if you have more than 14 or 16 in your party.

Generally, dates book up quite far ahead, so last minute availability can be anything from week before to a month or two before arrival, due to demand.

A little planning goes a long way! People always have lots of questions before they arrive at our wilderness destination. The ones below are the most common! If the answer isn’t here, please get in touch.

​Can we get married at Eagle Rock?
Yes! We’d be honoured to host you. Some couples get married in the beautiful sky-lit, vaulted dining room with its views to Skye, on the deck or in the garden. Some couples choose to hold the ceremony in the exquisite and historical Clachan church or the Victorian Walled Garden nearby. The village hall is 5 minutes’ walk away if you are planning a Ceilidh and want to deck it out. Although Eagle Rock is self-catering, we can provide an in-house chef and helper for your stay and event. Please get in touch for information or inspiration: Our past brides have been very kind in passing on their ideas and experiences to future ones.

Can we bring our pets to Eagle Rock?
Yes. A maximum of two well-behaved pets are very welcome, by prior arrangement only. Please bring your pet’s bedding, bowls and towels. There is an extra housekeeping charge of £60 per dog. Pets are strictly prohibited from upstairs, the bedrooms and from getting onto the furniture! There is a hefty extra penalty charge if we find dog-hairs on any of the beds. We steam clean after every turnover and remove furniture covers before the next guests arrive.

What about daytrips to Skye or Gairloch for wildlife cruises?
It is a breath-takingly beautiful 90 minute drive to Skye bridge, though we always suggest taking in the spectacular Eilean Donan Castle,(LL) which is only a 6 mile round trip out of your way. https://www.eileandonancastle.com/ Gairloch, also 90 minutes away hosts a fantastic links course, Hebridean Wildlife Cruises and horse-trekking.

Does the house have central heating?
Yes. We have underfloor heating downstairs, coming through floors of wood or stone, and radiators upstairs. It is fantastically warm, with room controls.

Is there parking?
Yes – loads of it!

Is there a doctor nearby?
During surgery hours (9-12am Mon-Fri), there is a doctor in the Applecross Surgery, 5 minutes drive away. There is a defibrillator at the Surgery and the Village Hall, which is even closer. In any emergency, dial NHS100.

Is there good wifi and workspace?
There is very good unlimited streaming satellite wifi here, with booster points hardwired in through the house. There is a backup fibre-optic system. Apart from several tables and nooks in the common areas, each bedroom has a setup which could be used for a workspace.
There is also some cell reception, which is particularly good on Vodaphone and EE.

Do you have an ironing board, washer and dryer, drying rack?
Yes, we have an eco-washing machine and larger dryer, along with a heated dryer rack and iron in the laundry. We also have an outside line which is great for swimming costumes and towels from the hot-tub or beach

Are linen and towels provided?
We provide bed linen and for each guest, an inside extra- large towel-sheet and smaller towel. Please bring your own beach towels, hot-tub towels, with flip-flops and beach-robes. 

What do you provide and what should we bring?
Our Smart TV has Netflix capability. It’s a good idea to bring laptops, your USB Firesticks etc so you can bring your viewing material here.
We provide linen, a large bath sheet and smaller towel for each guest. Please bring your own flip-flops, hot-tub robe and beach towels. Each room has a hair-dryer.
We provide loo rolls, black bags, dishwasher fluid, non-biological detergent, and dish drying towels.
However, please bring your own kitchen roll, tin foil and plastic. (We do have several glass Tupperware for food storage).
We have a well-equipped kitchen with double ovens, a giant American double fridge, two back-up 90l catering fridges, a drinks fridge and an ice machine that makes 4kgs of ice per hour.
Eagle Rock is self-catering, so please bring your choice of salt, pepper, cooking oil, etc. (Unless you hire our chef).
Due to skin sensitivities and nut and other allergies, please bring your own washing powder and softener, body oils and creams and shampoo and conditioner. We provide sanitizer at doors and sinks, and shower-gel and soap in all bathrooms.
There is inside firewood, though sometimes you have to collect your own fuel in the woods for a bonfire.

Coffee?
We have a Nespresso machine(compatible with café-pods from Tesco.com), French presses of various sizes, a conventional 12 person coffee machine with filters provided. We also have a coffee-bean grinder, and a 5l eco-kettle, so boiling water is always on tap.

What kind of BBQ/Grill do you have outside?
We have a gas grill, as well as an ordinary oval Weber if you prefer to go old school, along with implements.

Where can we get food supplies?
If you choose to self-cater, we recommend you do a big shop before you arrive, either online at tesco.com, where you can book a delivery slot right to the door at Eagle Rock, Milltown, Strathcarron, IV548LS. Our local shop and post-office, just 10 minutes’ walk away, stock a fantastic range of goods, but it is very small. Ali and Seonag Brown at the shop would be happy to order a big delivery for you by prior arrangement on +44 (0)1520744421. Majestic Wines Inverness deliver free to the door. If you are a big group, you may wish to order two deliveries, with fresh goods. For shopping en-route, there is a large Tesco (with a gas station) and Boots five minutes from Inverness airport. There is a large Morrisons in Fort William if you are taking the scenic route..

Please get in touch if you’d like to order local seafood. We can’t always help you if the fishermen can’t get out in the weather, but we’ll do our best.

What are my catering options?
We can organize a very reasonable in-house chef and helper who specialises in seafood, traditional Scottish dishes, Asian-fusion and lots of al fresco BBQ’s. Gerry is brilliant at fitting the food to the family or the festivities!
If you’d just like one special meal catered, Alison from Kishorn Kitchens can drop off some pre-made home-made dishes. You can order amazing fish pie from the Applecross Inn.
Aaron and John run The Big Grill Society, and are happy to cater a special event, as long as it is not on a Saturday night.

What are the closest airports and train stations?
Planes
Inverness airport and station are 2 hours’ drive away. Edinburgh is about 5-6 hours’ drive, and Glasgow is 4-5 hours away. Many USA guests use KLM or Aer Lingus, because there are conveniently timed connecting flights to Inverness via Amsterdam or Dublin. There are many Inverness-bound flights from Heathrow, Gatwick or Luton if you are routing through London.

Trains
London or Edinburgh to Inverness on the Caledonian Sleeper (LL) is a wonderful way to travel. There is a small train a few times a day from Inverness to Strathcarron station, which is the closest trainstation to Eagle Rock. (Live link to trainline.com). Strathcarron is 50 minutes’ drive from the house. This is really convenient if you have a couple of late-comers or early leavers. (There are taxi’s to the airport just outside the train station.

Can we do guided walks here?
There is a good selection of maps and walking route guides, but Gill Fairweather, a local botanist, offers fantastic guided foraging walks for individuals or groups, which focus on the relationship between people and plants in the area.

What personal bare essentials should I pack for Applecross?
Make sure you bring a lap-top or two to stream your favourite content through the Smart TV or in any room. We have the Smart TV connectors here. Please bring adaptors for non-British plugs.

Remember how changeable the weather is here. Please bring a rainproof jacket, decent walking boots or shoes, and sunscreen.

Typically, people choose to make this a shoe-free house, so please bring house slippers.

We think Avon SkinSoSoft or Smidge are great anti-midge sprays.

Bring outside towels and robes and flip flops for the hot-tub.

We provide shower gel, sanitizers and soaps. Please bring your own shampoos, conditioners and body creams.

Is there wild swimming near the house?
You can make your way down to the shore right in front of the house, but an easier, sandier, warmer access point which is usually protected, is a short eight minute walk away, to Camusterrach bay, or to Milton Pier which is about 10 minutes’ walk to the pub.

Where can we fish?
Mackerel fishing off Toscaig Pier is a firm favourite activity in the summer. You can hire a £5 fishing licence to fish in Milton Loch nearby. We do have a small boat, but it’s not always available to rent.

Can we hire bikes?
There are a couple of bike-shops in Inverness where you can hire bikes, but most cyclists who come here, bring their own bikes suited to the big Bealach na ba mountain pass, or mountain bikes, for which there are plentiful trails.

Can I walk home from the Applecross Inn or Walled Garden?
The Applecross Pub is 15-20 minutes’ walk away, either along the cliff or on the road past Milton Loch. The Walled garden is 30-40 minutes’ walk away and very pleasant. Remember there is a lovely path above the road once you pass the Bealach turnoff!

What local services and activities are available?
We’ve dealt with your catering options separately.

We can also arrange in advance for housekeeping turnovers during your stay.

We have an in-house masseuse who comes to the house by prior arrangement. She is fantastic and is qualified in therapeutic and sports massage as well as relaxation treatments. To make her drive worthwhile, she takes only takes bookings for 4 or more appointments of 60-90 minutes each. Lis Urquhart (live link) often stays in residence for yoga or other retreats and works in a bespoke treatment room next door, but you have to book her time several months in advance.

What happens if we cancel?
We will do our best to fill your cancellation. If we are successful, we will refund you fully, minus a £100 admin fee. If Scotland is locked down again, you will be fully refunded.

Eagle Rock’s Rental Agreement

Scottish Law
The contract between you and the Owner is subject to Scots Law and is formed in Eagle Rock, Milltown, Applecross, Strathcarron, IV548LS
Before you book and pay your deposit, please make sure you have read and understand terms and conditions of this rental agreement for Eagle Rock. (We will ask you to acknowledge this in writing when you pay your deposit).

Overview
We want you to feel safe, relaxed and comfortable (GoodtoGoIcon)
We have strict cleaning protocols which exceed the Government guidelines. Once you’ve booked, we will send you a very comprehensive e-document about what is at the house and how things work. One of us is always around to show you the ropes – like how the hot-tub works!

This rental contract is between you and the owner of the property and is subject to the following conditions. Eagle Rock and Nest and their grounds are as described on this website. The accommodation is of a very high standard. Please leave it in the same condition as you found it!

While we welcome many weddings, parties, filming events and retreats at Eagle Rock, the booking should be for holiday purposes only and the number of guests should not exceed the house capacity, unless otherwise agreed by confirmation email before the event.

Our Covid Commitment
If you are unable to travel to take your holiday because a national lockdown legally prohibits all travel within two days of your specific arrival date, or because  you are not legally allowed to travel on or two days before your booking we guarantee that you can reschedule your stay with us up to 18 months in advance OR you will get a refund for your accommodation costs. Refunds will be paid into your account within a week of your cancellation or the check-in date of your original booking. To be clear, we are unable to refund for disinclination to travel. Our refund commitment is for bookings DIRECTLY impacted by legal restrictions only during the two days before or on your planned arrival and not for any other reason.  Please note that the refund only applies only if the address given by the key renters at the time of booking is legally locked down.

The Eagle Rock refund guarantee covers legal lockdowns impacting your holiday booking which are in place on date of arrival. It does NOT cover periods prior to two days before the date of arrival nor does it cover disinclination to travel or general government guidance. For the avoidance of doubt, the refund guarantee does not cover you (or members of your party) if you are unable to travel because you (or a member of your party) fall ill with Covid, or are required to quarantine or self-isolate.

These events can be covered by you taking out travel insurance. There are a number of policies that include cover for illness with Covid and self-isolation on comparison sites such as gocompare.com. We are not selling, promoting, endorsing or recommending any particular product, and do not benefit financially from, nor have any formal relationship with, any of the providers below. We’ve listed Coverwise  Alianz Assitance Trailfinders to give you a starting off point for your research.

Covid safety accreditation and protocols
On top of an already high cleaning standard, we strictly adhere to the Covid 19 risk assessment and cleaning protocols recommended by the ASSC & PASC (Professional Association of Self Caterers) endorsed by the Scottish & UK Governments. We are participants in the Visit Scotland ‘We’re Good to Go Scheme’. We will do our utmost to ensure your holiday is safe and comfortable

If one of your party develops Covid symptoms during their stay, we expect guests to follow Scottish Government Guidelines.

3.Return home to self isolate. If a guest is unable to travel home and this should then be discussed with the hosts. Guests will be liable to pay all additional costs incurred to their accommodation provider including any cancellation costs refunded to other guests who cannot proceed with their booking.

If Eagle Rock has to cancel a booking due to Covid 19 self-isolating guidance for prior guests, our liability to you is limited to the refund of any payment already made for the cost of your accommodation.
With the exception of Covid-related circumstances above, all other cancellations are covered in our policy below.

• You can arrive at your accommodation after 16:30 on the start date of your holiday and you must have vacated the property by 10:00 on your final day unless agreed otherwise by both parties. If you anticipate arriving after 22:00, or are unexpectedly delayed, please let us know on +44 (0)7701082195.
• You agree to keep Eagle Rock house, grounds and hot-tub clean and tidy and to leave the property in a similar condition of cleanliness to when you arrived. Any additional cleaning of the property, following your departure, beyond the normal amount reasonably required, may be charged for. If you have not stayed with us before, a fully refundable good housekeeping/breakage deposit will be requested. This will be returned to your bank account no later than 7 days after the day of departure. This can be processed as pre-authorisation on a credit or debit card on the day of arrival.
• The numbers in your party must never exceed the stated house capacity (10-14) for whole house, without express written prior consent.

Damages
Accidental damage can happen to anyone. Please report any breakages or damage during your stay so that they can be rectified at the time and before the next guests arrive. All damages and losses must be paid for in full and you are asked to notify us directly before leaving.

Heating and electricity
The cost of electricity is included in the price. There is under floor heating throughout the ground floor, powered by a combination of Solar PV, Solar Thermal and electricity. We use LED or other low energy bulbs throughout the house. There are radiators upstairs, which can be adjusted. We would really appreciate you being mindful – switching off lights and appliances when you’re not using them.

Cleaning materials and disposables
We provide toilet rolls and trash bags, standard cleaning materials and implements, including environmentally friendly washing up liquid, surface spray and sanitizer at every entry and sink. As part of our ongoing commitment to the environment we do not provide paper kitchen roll, plastic cling films or aluminium foils so bring these with you and dispose of them correctly.   We provide washing powder, but encourage you to bring your own in case of sensitivities or allergies to products\ We do not provide any food or dry goods t as the houses are cleared completely each week. A filled salt & pepper mill are provided.

Sustainable tourism
Reduce – Reuse – Recycle
We love where we live and want to do our bit to protect it. We have recycling bins in the scullery, in addition to the 90l trash. Our loos are half flush/full flush options to reduce water litre usage where possible.
The night sky is spectacular for those experiencing the Milky Way or Aurora here for the first time, even more so when there is no light pollution, so please be mindful of light pollution. Thankyou.

Wifi/Smart TV
Wi-Fi is an open, fast unlimited satellite network for all guests use. The house has Freesat Smart television so please feel free to bring your amazon firesticks or devices for streaming. We have all the adaptors you need.

No smoking inside
Please do not smoke inside the house. If you do, we’ll charge the cost of soft furnishing and carpet cleaning. There is an outside cigarette ashtray under cover in the porch, and also on the deck, so you can enjoy your smoke and stay dry! Thank you for your co-operation.

Dogs
Eagle Rock is very dog-friendly, however please adhere to these conditions: No pets in the bedrooms or on soft furnishings; no pets left unattended in the property. Please remember to bring bedding, bowls, towels and doggie waste bags with you. Any damage or mess caused by a pet must be made good and paid for on departure. There are wild deer, farm sheep and hens on the other side of our fences – you are kindly asked to keep your dogs on a lead.

Hot tub
You have exclusive use of the hot-tub and grounds. There is no fence around the hot tub. It is accessible via a gravel path, wide enough for wheelchairs. To ensure your stay is as enjoyable and comfortable as possible, we test the hot-tub chemistry every day. If you stay longer than a week, we will clean and refill and re-heat, which takes about eight hours, so we’ll time the clean to suit you. We’ll empty the tub very early on the morning of your departure.
ALWAYS REPLACE THE LID AND WEIGH IT DOWN WITH ROCKS. We’ve tried other methods like ratchet straps. But up here in the highlands, where very high winds come suddenly, this is the simplest. The lid has blown away twice. It costs £850 to replace.
Please note that if you change the setting from ST, the tub will not always be hot.
Please always take a shower before getting into the tub. With large groups, this is the only way to keep the water pristine.
Please do not wear body creams, especially fake tan. It is incredibly hard to clean off and a charge of £150 will be made if we have to clean off fake tan.
Please do not use glasses in the tub: We have provided really nice stainless steel wine and champagne glasses, and tumblers. Using glasses is fine till one breaks – and then it’s really dangerous. Please respect this policy.

Property Repairs
In the unlikely event of equipment or something in the house not working, we will do our utmost to repair it as quickly as possible. Sometimes repairs may take a little bit longer to organise because Applecross is so remote, but your enjoyment, safety and comfort are our priority at all times. The owners reserve the right to alter or amend the facilities at Eagle Rock.

Restrictions on Rental
We reserve the right to remove person or persons from the property because of unreasonable behaviour, damage to the property or if you exceed the stated occupancy. A refund of rental rate is at the entire discretion of the owner.

Complaints
We hope that you will not have any cause for complaint but in the event of a problem arising, you must contact the Owner immediately so that any problem may be quickly resolved and rectified the problem.

Right of entry

The owner of the property reserves the right to enter the property at an agreed time with the renter to carry out any repairs or maintenance. The owner reserves the right to ask guests to vacate the property if their behaviour is deemed to bide unreasonable or damage is caused to the property. An agreed entry time will be arranged for lets of over one week to provide a fresh linen change and to properly maintain the hot tub with alkalinity, Ph and chlorine weekly checks for your comfort. We try to do this early in the morning before everyone wakes up!

Liability
The Owner has no liability for death, personal injury, or loss of, or damage to, personal property including motor vehicles. In the absence of any negligence or other breach of duty by The Owner, the use by Tenants of any house or its facilities is entirely at their own risk. The outside decking, paths and porch area is non-slip treated wood or gravel, however in the winter when the ground ices, or after heavy rain, it can be slippery. The owner will not accept responsibility for any accidents.

Rentals, charges and payments
Deposits and balances are non-refundable in the event of cancellation.
To secure your booking, a non-refundable 30% deposit is payable. Your payment is tax, wi-fi and electricity inclusive and payable by bacs transfer, Transferwise, or by card on the phone. Bacs is our preferred method of payment. The balance of the rental will be due for payment 8 weeks before the arrival date; you will be sent an email confirmation once the payment has been received and also a further email with notification when the balance is due. Failure to complete the balance payment when it is due, will result in cancellation of your booking and forfeiture of your booking. If the booking is made within 60 days of the arrival date then payment will be due in full. No entry to the property will be allowed without payment, in full, beforehand.

Travel Insurance
We strongly encourage guests to take out travel insurance at the time of booking. Testing positive with Covid, having to self-isolate, not being able to fulfil your holiday booking because a member of the party requires to shield are considered to be known risks that is reasonable to expect you as the customer to insure against. Please ensure you are protected by your own insurance provider from the time of making your booking just as you would for any other holiday overseas or otherwise.

Cancellations
Please send us an email notifying us of the cancellation. As soon as we receive it, we will endeavour to re-let your booking to the best of our ability. Please note that should you cancel your booking prior to the balance due date your deposit is non-refundable and forfeited in full and the balance is not then due. If your payment has not been received when requested 8 weeks before the commencement date, we will assume that you wish to cancel and we reserve the right to cancel the stay, in which case the deposit will be forfeited in full. Obviously, we will not do so without trying very hard to reach you by telephone, email and social media. Failure to respond to balance requests timeously will also been deemed cancellation of the booking and forfeiture of the deposit. Again, we will make every effort to make contact the guest.
In the event you need to cancel your booking after the balance has been paid in full, BOTH the balance and the deposit will be retained by us however we will re-advertise your dates. We will talk to you about offering dates out a reduced rate to assist re-booking for you – and we will make every effort to re-let your rental. If we are able to re-let your dates, we will refund you the final letting amount which may be less than you paid eg if the final letting price was discounted or only some of the days are re-let less a £100 administration fee for re-advertising and administration of the booking. Please make sure your holiday insurance covers you in the event of any cancellation.

If you book a cancellation week /dates with us 8 weeks or less from arrival date OR a Special Offer advertised, the payment is non refundable. However if we can re-rent the dates, we will return your payment, less a £100 admin fee to cover the costs of advertising/marketing/rebooking.

Unfortunate disruptions to travel
If you experience disruptions due to any form of industrial action, bad weather conditions, Government or FCO Travel guidelines, we cannot be held responsible for non-arrival or inability to arrive or depart at the property, there will be no refunds.In these exceptional circumstances, we’ll help you as best we can to make arrangements, but you will be solely responsible for paying your own costs.

Cancellation by Owner
Each booking is made in good faith that the house will be habitable and open to the client on the date stated on the booking confirmation. If something happens out-with our control (eg flood, property damage or fire) and we can’t accommodate you, we can’t guarantee alternative accommodation, though we’ll do our best to find some. However, you will receive a full refund of your original rental fee.
To clarify, we will NOT be held responsible for bad weather conditions which may prevent your travel for any reason, Government or FCO (Foreign Commonwealth Office) travel guidelines and advice, fog, delayed trains, flights and ferries, closed roads and car breakdowns. Normal holiday insurance is recommended at the time of booking as we cannot be held responsible for weather or travel interruption to your travel arrangements under ANY circumstance. Thank you.
