Making a reservation 

Book online, or contact us by phone or email to check dates, availability and discounts.

We offer discounts from £150-£300 depending on the season

– for couples using Eagle Rock as a private bolt-hole for two

– to repeat guests

– for guests booking for 2 consecutive weeks or more.

We will hold a provisional booking for 48 hours with no deposit.

To confirm the booking, a deposit of 25% is payable via debit or credit card, Paypal or bank transfer.

For bookings made less than 4 weeks in advance, full payment is required at time of booking.

The balance of the hire charge shall be payable in full within 8 weeks of arrival date either online, by bank transfer, or over the phone.

fully refundable housekeeping deposit of £200 is payable on booking and will be returned to you no more than 5 days after departure.

Eagle’s Nest is only available as additional accommodation for guests staying for two weeks or more, unless otherwise agreed.

Once booking is confirmed by us, the guest is responsible for full hire charge.

The property is let for holiday and gathering purposes only, and only to the persons named on the booking form. Sub-letting is strictly prohibited.

Period of Hire: Arrivals and Departures

In high season, hire is on a weekly basis from Friday to Friday, unless otherwise agreed.

Short term lets of 3 or 4 days in mid/low season with the same arrival and departure times.

Eagle Rock will be ready for your arrival from 4pm.

Please notify us if you plan to arrive after 6pm.

Departure time is 10am.


Please notify us immediately if you wish to cancel for any reason and confirm your cancellation by email.

In the event of a cancellation, we will make every effort to re-let the booking.
If successful, a full refund will be made, minus an administration fee of £50.

If we are unable to relet, cancellation costs will be as follows:
More than 6 weeks before arrival date your deposit will be forfeited
Less than 6 weeks before arrival date you will be liable to pay the full cost of rental (ie deposit and full balance).

Where there are transport, weather-related or industrial action-related disruptions, Eagle Rock cannot be held responsible for non-arrival and no refunds will be given. Do give us a call should you get in a fix, especially if you are already in the highlands. We will do our best to help you get here!

We strongly advise you to take out travel insurance to minimise the cost and inconvenience of cancelled bookings.

Each booking is made in good faith that the property will be fit for purpose and available to the tenant for the agreed period.

If for any reason beyond our control, we are unable to accommodate you, we are unable to guarantee you alternative accommodation. Naturally, we will do our best to find you an alternate local spot.

In the event of this happening, the deposit and full balance will be refunded, in addition to £50 as a small apology for the inconvenience. The tenant will have no further claim against Eagle Rock.

To improve or repair the property, we reserve the right to alter or amend the facilities made available.


All electrical costs are included in the price.

Use the landline for any call within the UK free.

Use the landline for any call to Canada or the USA for free.

Please use an honesty box to pay for cell and landline calls to countries other than within the UK the USA and Canada. You will be liable to pay for calls whose cost exceeds £10.
Mobile/Cell reception is patchy, so we will give you the private landline number when you confirm your booking, so that you will always be reachable by loved ones.

Bedlinen and towels are included in the weekly rate.

Please bring your own beach towels and baby equipment.


For the benefit of the next guests staying in the house, please tell us about any damage or breakages before you leave. We do not charge for breakages or damage occurring as a result of normal use, but reserve the right to ask for payment for damages incurred by reckless behaviour.

Should you choose to use the crystal glasses and the Royal Denby crockery or the hand-painted bespoke dishes, or mistakenly put the Carol Buoys servingware or silverware in the dishwasher and break/blacken it, we reserve the right to charge you the full replacement cost. Very nice everyday cutlery and crockery is available for use.

Our housekeeper, Sarah Robins, will check you out on the day of departure by appointment.

Please leave the house clean and tidy.

We offer a weekly free full houseclean and linen change for bookings of two weeks or more.

Please notify us in advance if you would like cleaning services midweek during a one week stay. There is an extra charge for this, depending on number of guests.

Pets are warmly welcomed. Because some guests may suffer from animal allergies, we do a professional deep steam clean after any four-legged guests’ departure, for which there is a £30 cleaning surcharge.

Care of the Property
Guests shall take reasonable and proper care of Eagle Rock’s fittings, artworks, furniture and leave them in the same state of cleanliness and repair.

No smoking inside please. Smoking is fine on the balconies, deck and porch.

All damages or loss will be charged in full.

Please do not exceed the number of people stated on the booking form, with a maximum of 10 people at Eagle Rock: 12 people if the nest is included.

Injury, Loss or Damage

The use of the property, grounds and equipment is entirely at the guests’ risk and no responsibility is accepted by the owner for deaths, injury to the guest or a member of his/her party, nor for injury, damage or loss to their pets or belongings, including motor vehicles.

The guest is responsible for the property and contents should be left as they were found.
